Sold and Settled!!! Please welcome your new neighbor, Patricia Disney to our fantastic community! Important note: FHA has decided to stop lending mortgage money for home purchases in the Clusters at Washington because of an archaic bylaw we have, the Cluster's Right of First Refusal to Deny a Prospective Purchaser from Buying into our community. This bylaw was inserted into the original Master Deed and Bylaws by Scarborough when the communtiy was originated. If the Board of Directors decided to bar someone from purchasing we would then be forced to purchase the said unit from the Seller for the same terms and conditions which would deplete our savings! Can we afford to do this? The answer is No! We are the only condominium in the Washington Township area with this possibly Discriminatory Clause and FHA and the VA don't allow financing when this exists, which is very rare! Resales will be hurt by this because cash buyers have become scarce as are 20% down Conventional buyers, most First Time Home Buyers prefer FHA because they're burdoned with College and car loans. In the past 25 months 40% of resales,(11) were with FHA financing! As a seller can you afford to lose 40% of your market? What does that do to values when the buyer pool shrinks by 40%? When sales slow down prices will start to drop dramatically and when it's your turn to sell you'll be very dissapointed with the value and time it takes to sell your property! Encourage the Board of Directors to take the necessary steps to Remove the 'Right of First Refusal' clause as soon as possble! Please feel free to contact me for questions or further dicussions.
